A Simple 4-Step Plan for 'Top Marketer' Brokerages

Phone Script for 'GLS Broker' calls:
Follow up according to the 4.5 steps in ‘Your Brokerage & the GLS’.
Key points:
· Step 1 is already complete!
· Step 2: ‘we need to get your agents listed as well – I’ll help you do this, it’s easy (and free) – CLOSE for the agent roster (“Joe, who would I need to talk to to get that agent roster sent over, is that you or your assistant?”)
· Step 3: Book time to present in front of the agents for education to SHOW them what they have THANKS TO THEIR BROKER getting them all setup ,etc. (make the broker the hero) “Joe, When is a good time for me to come in and show your agents all of this additional marketing you have setup / are doing for them to help them get more business?” use key words and phrases like ‘leverage/leveraging your advantage in the market / in the gls’.
Point out that: - out of all of their competitors they have a REAL advantage today that isn’t costing them a dime- you are there to help them capitalize on it.
Most importantly remember that the SOLE PUROPSE for your call is to CLOSE on the Agent Roster – so you can get their agents setup for MyAd Basic under your Promo ID.
We don’t talk about MyAd Basic by name, or anything in detail, the best approach is the ‘courtesy call’ approach that Jeff uses in the NE:
"Hi Joe, this is Jeff with MyREALTY.com – I just wanted to give you a quick courtesy call to thank you for sending your listings up to MyREALTY.com and see if you had any questions or anything else I can help you with." (stop – let them respond) – explain if needed that you are receiving their properties via ListHub and their MLS (mention it by name). – “Joe, one thing I did see is that your properties are showing up but your agents aren’t loaded yet – who would I talk to to get that agent roster Joe, so we can set that up for you?" (stop – let them respond) – explain “Well, as a ListHub partner Joe you can have each of your Agents marketed in 3 Zip Codes, and it’s free – plus we’ll set it up for you if you have an agent roster. That way you don’t have to worry about each of them going in and doing this themselves. Right now none of your agents are showing up in (name area) – We need to get that fixed. Who would I talk to to get that roster Joe – I’ll make sure it gets taken care of for you” (stop – listen) Keep closing on the Roster and then wrap the conversation with an follow up pre-frame: “Thanks Joe, I’ll get right on that and let you know once it’s all completed – what’s the best way to reach you? I have your email as: xxxxx@blahblah.com – is the best / correct email?" (you have this info from your broker list).
"Thanks again Joe!" OFF THE PHONE
IF he/she wants to talk, make sure you get the above accomplished, and THEN and only then commit to Step 3: educating the agents.
Do NOT go into the office for step 3 without first getting the agent roster from the broker – keep everything in sequence.
– have FUN, and remember to CLOSE FOR THE LIST - that’s really all there is to it.

By the way, Voice mail is fine, just leave a powerful and BRIEF VM message w/your callback number:
“Hi Joe, this is Jeff with MyREALTY.com - I just wanted to give you a quick courtesy call to thank you for sending your listings up to MyREALTY.com and see if you had any questions or anything else I can help you with. Also, I did notice that your listings are showing up, but your agents are not yet loaded/showing up. You can reach me at 555-222-1212. Thanks again Joe, make it a Great Day!”
